In this type of market we are experiencing today (12/2006) every listing needs to try to be the best looking in their price range.  That may mean a fresh coat of paint, possibly new carpet, and all repairs made.  We have just come out of a market where people were scrambling to buy a home at the best price and jump on it before someone else did.  Those days are gone, at least for the time being.  If you have your home for sale it needs to sparkle, you will need to take into consideration the money you are spending on taxes and mortgage payments while it is waiting to sell.  It could very well be money well spent to spruce the house up and get it sold.
