New Home Sales have slowed down. Toledo Ohio, Homes For Sale Nancy Lohman
For the last ten years New Construction of Homes in the Toledo area has boomed. And for that same ten years appreciation and sale of existing homes has been slow. I would ask for 'feedback' from the agent showing one of my properties and the answer was many times the same, "They liked the house, but decided to buy new". Even if the existing home was bigger and obviously had many more amentities. Today the sale of New Construction has slowed down. In my opinion this could be a good thing for the sale of extisting homes in the future. People will continue to ask builders to build them their special dream home, however, builders are cutting back in bulding "spec homes" . There are builders today who have been stuck with spec homes that are not selling. Many are lowering their prices trying to pay what they owe on their loans.
Luckily, Toledo Ohio does not feel the extreme ups and downs of the housing marketing that the East and West Coast seem to endure. I am optimistic that our market will be robust in the spring.
In order to market homes to their best advantage all the local Real Estate firms such as: ReMax Preferred, ReMax Central, Danberry, Welles Bowen, DiSalle, and Sulphur Springs have gone into more internet based 'high tech' marketing.
