These quotes are from articles written by Gary T. Pakulski of The Toledo Blade, which by the way I think were very well researched.

 

Do I think this is doom and gloom for the area? Of course not.  Since they started really recording market trends in 1950 the Toledo Market for the most part has consistently gone up slowly with occasional  ups and downs, nothing very drastic.  As a realtor I have often said how lucky we are here that we never feel the more drastic ups and downs that are felt on the east and west coast.  If you were an investor and living in those areas you may have the opportunity to make or loose money on your home quite rapidly.

 

However, Toledo for the first time is getting a small dose of what the rest of the country is feeling.  For many years existing homes in the greater Toledo Area have been in competition with new construction homes and because of that have not appreciated as much as  home owners would like. I do think that as new housing construction slows it will actually help sales of existing homes.

 

I do feel that there will still be a good part of the home buying market that will still contract local builders to build new homes.  I don’t feel their will be as many ‘spec’ homes being built for later sale.  With this recent slow down I think this is the area  where many builders have been burned.  Many are offering to buy peoples existing homes in trade and offering other incentives.

 

How do I think all this is affecting the current local buyers?  If you are an investor, don’t be shy. There are some amazing deals out there right now. There is an extremely high market right now for homes in Foreclosures. That is a topic for another day. . .  If you are in the market to buy a home right now, you are in luck.  If you have to sell your existing home first, that is another story.  Very simply, you may not sell you home for as much as you thought, however you may make up for that loss in the next home you buy.

 

Do I think this down market will last?  No, our market’s up and downs are very cyclic. And traditionally we do not feel it as much as the rest of the country.  It will go as quickly as it came.  Many Realtors that I have spoken to, myself included have already noticed an upswing of buyer activity.
