I can't help but notice all the newspaper ads for real estate.  There are so many yet I wonder how many people are actually looking at them?

The real estate market in Toledo, Ohio has definately had a slow down this summer.  Many people who have to sell their homes are beginning to lower their prices.  Others are naturally blaming their agents for not bringing in the buyers to their now 'over priced listings'.

Our market has suffered from times like this before, around the first gulf war, and we rebounded nicely.  But now we are in the high tech real estate market!  The homes that get the most exposure are on Realtor.com , ReMax.com, yahoo, goggle, and all of those sites direct the client to the agent's personal website.

Yet I am still amazed that the sellers are sure their homes aren't selling because they do not have the biggest spread in the newspaper??

The buyers are buying the 'best house' in their price range.  The savy buyers have all the listings at their disposal.  If you are not the very best your price range has to offer, and you must sell, then you must lower your price until it is the best in that price range.

This hi-tech market is micro-managing listings and only the best are selling.  The supply is very high.
